Current Owner Occupancy Demographics
The Membership has directed the Association's Board of Directors to maintain an owner occupancy ratio that is inline with standards established by lenders. The baseline established by lenders is an owner occupancy of 80%.
Owner occupied is defined as a person living in the unit as their primary or secondary home, and is listed on the Harris County Appraisal District's (HCAD) property records. An owner occupied property may have a homestead exemption on file as their primary residence for the property owner.
Regarding vacant units, underwriters of mortgage lenders underwrite vacant units as "lease potential" risk. This means vacant units calculate into the renter percentage, as they have the potential to be a leased property until they officially become owner occupied.
